What the service covers
A building permit for new construction or a substantial extension; small-scale approval when the works fall under the law’s listed cases; a change-of-use or professional-use file. The architectural study is coordinated with the other disciplines so the dossier is coherent before filing.
The process
- Collect titles, survey plan and existing drawings; inspect where needed.
- Planning check: coverage, floor-area ratio, height, uses; decide permit versus small-scale approval.
- Architectural proposal and complete dossier with the required specialist studies.
- Electronic filing and follow-through until issuance.
- After the permit: supervision or certificates when the same office continues the project.
Electronic Building Identity
HTK is generally required for a property transfer, for certain planning applications, and wherever the Code asks for an up-to-date digital building file. This office prepares HTK: survey of the existing condition, link to permits and inclusions, electronic registration, and the deliverables a notary or authority requests. When unauthorized works exist, legalization of unauthorized buildings comes first or runs in parallel so HTK does not close with pending issues.
Engineer’s certificate for transfer
For a property transfer the owner often needs an engineer’s certificate that there are no unauthorized works, or that they have been included under Law 4495/2017 (recodified in Law 5306/2026). This office checks permits, drawings and the real condition; issues the certificate or opens inclusion when deviations are found. The owner typically brings title deeds, building permit and drawings (where they exist), ID, E9 and cadastral code (ΚΑΕΚ) where available, and access for inspection.

Frequently asked questions
When is a building permit needed versus a small-scale approval?
It depends on the type and scale of the works. After inspection and the planning check we tell you which path applies to that property — not generic promises of a “fast permit.”
Is HTK mandatory for every transfer?
Where the Code and notarial practice require it, yes. This office prepares it together with the unauthorized-works check so the deed is not blocked.
How does the engineer’s certificate differ from inclusion?
The certificate states that there are no unauthorized works or that they have been included. Inclusion is the filing in the TEE system when deviations before 28 July 2011 are found.
